House Wash Guide

How Often Should You Pressure Wash Your House on Long Island?

A freshly cleaned and stained deck on a Long Island home

If you live on Long Island, your house puts up with a lot. Pollen in the spring, salt air year-round, mildew from those humid August nights, and a fresh layer of grime every time a nor'easter blows through. So when neighbors ask the Hydro Bros how often they should pressure wash their house, our answer is almost always the same: once a year is the floor, not the ceiling.

The short answer: every 12 months

For most Long Island homes, an annual house wash is the right rhythm. It's enough to stop algae and mildew from setting in, keeps your siding looking fresh, and protects your home's curb appeal without overdoing it.

Spring and early summer are the most popular times to book, since the pollen has fallen and any winter buildup is still fresh enough to lift off easily.

When you should wash more often

Some houses need it twice a year, and a few need it more than that. You're probably in the "wash more" camp if:

  • You live near the water. South Shore homes and waterfront properties take a constant beating from salt air, which accelerates buildup on siding and trim.
  • You have a lot of trees around the house. Shade plus tree sap plus falling leaves equals a perfect environment for green and black algae.
  • Your house is white or light-colored. Mildew, pollen, and dirt show up faster on lighter siding, even when there's not actually more of it than on a darker home.
  • You're seeing green or black streaks already. Once algae and mildew take hold, they spread fast. Annual washing is no longer enough at that point.

Signs your siding is asking for a wash

Not sure if your house is due? Walk the perimeter and look for these red flags:

  • Green or black streaks running down vinyl siding
  • A chalky white film when you run your hand along the wall
  • Dingy gray or tan tint to siding that used to look bright
  • Cobwebs and dirt collected in soffits and under eaves
  • Pollen buildup that didn't rinse off in the last rain

If you can tick two or more of those off, it's time to call the Bros.

Soft wash vs. pressure wash: what your house actually needs

Here's the part most homeowners don't realize: your house's siding usually shouldn't be hit with high-PSI pressure. Vinyl, stucco, painted wood, and cedar shake all do better with a soft wash, which uses low pressure plus a biodegradable cleaning solution to lift dirt and kill algae at the root.

Hard surfaces like concrete driveways, paver patios, and fences are where the real pressure comes out. A good pressure and soft washing company doesn't crank the nozzle on every surface. They match the technique to the material.

Why Long Island homes need washing more than most

We're sandwiched between the Atlantic and the Sound, and that means our houses live in a pretty unique climate cocktail. Salt air, humidity, dense tree cover, and a long pollen season all push our washing schedule a little tighter than most of the country.

Translation: if you're following advice you read online from someone in Arizona, you're probably waiting too long.
